Adding value without over capitalising!

Thinking of selling but want to maximise your return? Sometimes we over think what is needed to be done inside and out when preparing a property for market.

One of the first things you should do is walk through the property with fresh eyes, imagining you are a potential buyer. How does your home look — is it welcoming, light and spacious? Is it clean and well cared for or cluttered and dusty? Can people easily imagine themselves living there or is it full of your personal stuff?

Here are some simple ideas to help you make your property more attractive to buyers.

  1. Your property needs to look great from the street, road appeal creates a good first impression.
  2. The kitchen is the one room that can make or break a sale. Think about clearing bench tops while still having a lived in feel with a fresh fruit bowl on display, flowers on the dining room table, basis appliances to one side on the bench top.
  3. The bathroom is another important room to get right. With nice towels just for the open home, add interest with coloured towels to enhance natural tones.
  4. Living areas. Buyers like large living areas, so be sure to reduce the clutter and maximise the space.
  5. When it comes to bedrooms, size matters. Create a place where people feel like they can escape.
  6. Stepping outside, trim edges, mow lawns and weed gardens all sounds basis things, but sometimes it’s the simple things that count in the final sale price.
